Process
From acquisition to exit. This is the path to a successful investment with crowdhouse co-invest:
Potential investment properties land on our desks every day. Our analysts review every property and every provider. Our self-developed analysis tools support them in this process.
For interesting projects, we negotiate the terms with the respective developer. With crowdhouse co-invest, the focus is not only on the purchase price of the completed property, but in particular also on the terms of the construction contract, which governs the conditions during the construction period.
We prepare the property for financing. This includes creating a sustainable and easy-to-understand business plan as well as comprehensive documentation for our investors on our platform.
The property is published on the platform, and investors secure their shares. As soon as all shares have been bindingly subscribed, the next phase begins.
The investors transfer the agreed amounts in the form of a convertible loan to the mortgage bank. A dedicated stock corporation is established to hold the apartment building. The company is entered in the land register as the owner. crowdhouse takes care of the entire administrative process with the authorities.
After the transfer of ownership, a capital increase is carried out. The shares in the convertible loan are used for the capital increase in the newly established stock corporation. At the same time as the capital increase, the company joins the self-regulatory organization VQF.
Now the investment term begins. Distributions from rental income are made regularly from capital contribution reserves (until these are generally used up after 10-15 years) – afterwards via dividends. crowdhouse’s asset management team looks after the property and prepares regular reports. A sale of the shares is possible at any time.
Depending on the property, there may be the possibility of a stock exchange listing. In the event of such a listing, investors gain access to additional simplified exit scenarios.
