From acquisition to exit. This is the path to a successful investment with crowdhouse co-ownership:
Potential investment properties land on our desks every day. Our analysts carefully review every property – supported by our self-developed analysis tools.
For attractive properties, we send purchase offers and negotiate the terms with the sellers – always in the interest of future investors. If we reach an agreement, the corresponding terms are contractually fixed.
We prepare the property for financing. This includes agreeing attractive mortgage terms, creating a sustainable and easy-to-understand business plan, as well as comprehensive documentation for our investors.
The property goes online and investors can secure their shares. As soon as all shares are contractually committed, the next phase is initiated.
The investors transfer the agreed amounts to the mortgage bank. All investors are entered in the land register as co-owners. crowdhouse takes care of the entire administrative process with the authorities.
The investment term begins. Distributions from rental income are made monthly. crowdhouse’s asset management team manages the property and prepares regular reports. An exit during the term is possible via the secondary market.
At the end of the term, the co-owners decide: should the property be sold or refinanced? crowdhouse’s asset management team provides the necessary basis for decision-making early on and negotiates the terms for different scenarios.
